ECO Window Systems Door Installation: The San Antonio Owner’s Guide
ECO Window Systems door installation in San Antonio typically runs $850 to $2,400 installed, depending on whether we’re replacing a single panel, the full frame, or a complete door system with sidelights. We stock ECO-compatible hardware and weatherstripping on our trucks, and most single-door installations happen in one visit. If your ECO door is sticking, sagging, or letting daylight through the edges, this page tells you exactly what’s going wrong, what it costs, and what to do next.
Most San Antonio homeowners discover their ECO door installation has failed when summer humidity creeps under the threshold or the door scrapes the frame every time the kids run out to the backyard. ECO Window Systems builds a solid product, but San Antonio’s heat, monsoon-season moisture, and the inevitable settling of slab foundations put real stress on door frames, hinges, and seals over time.
We’re an independent service provider, not affiliated with ECO Window Systems. We fix and install their doors because we know them well and keep the right parts on hand.
Which ECO Window Systems Models This Applies To
ECO Window Systems makes a handful of door lines that show up regularly in San Antonio homes, and the installation details differ more than most people expect. The most common lines we work on are the ECO 3000 and 5000 series, which use multi-point locking hardware and adjustable hinges, plus a narrower line of impact-rated ECO doors built for coastal and high-wind zones that sometimes find their way into newer Hill Country builds.
The part you need depends on your model, and that’s where the compatibility gotcha lives. ECO 3000 series hinges are not interchangeable with 5000 series hinges, even though they look nearly identical at a glance. We’ve had homeowners order what they thought was the right hinge online, only to find the screw pattern is off by a few millimeters. Before you buy anything, look for the label on the door edge or the top of the frame. It’ll have the model number printed on a small white sticker. If it’s worn off, measure the hinge height and the distance between screw holes. Bring us those measurements and we’ll match the part to the model, not the guess.
For replacement parts, we generally recommend OEM ECO hardware first. The aftermarket has some decent equivalents for weatherstripping and threshold gaskets, but the hinge geometry and lock alignment on ECO doors are precise enough that we’ve seen aftermarket substitutions cause the door to bind or the multi-point lock to misalign. We stock OEM ECO hinges, rollers, sweep seals, and threshold caps for the 3000 and 5000 series on our trucks, plus quality aftermarket options for the wear items like bottom sweeps and compression gaskets where the tolerance matters less.
Signs Your ECO Window Systems Door Installation Is Failing
- Door drags or scrapes the threshold. This usually means the hinges have worn enough to let the door drop, or the slab under that corner of the house has shifted. In San Antonio’s clay soils, slab movement is common, and a door that scrapes in July may have scraped in January too. Once the hinges wear from dragging, adjusting them only buys you a few months. Replacement hinges restore the original clearance.
- Daylight visible around the door edges. If you can see light through the weatherstripping, your sweep seal or frame gasket has compressed past its useful life. ECO doors rely on tight compression for their U-factor rating. A failed seal costs you cooled air all summer and lets monsoon humidity straight into the house.
- Multi-point lock won’t fully engage. ECO 3000 and 5000 series use a multi-point lock that throws bolts at the top, middle, and bottom of the door. When the door settles even slightly, those bolts no longer line up with the strike plates. You’ll feel resistance turning the handle, and the bottom bolt often won’t extend. This is an alignment fix, not a lock replacement, unless the lock body itself has worn.
- Condensation or fogging between the glass panes. This one’s a sealed-unit failure. The insulating gas between the panes has escaped and the desiccant inside the spacer is saturated. There’s no repair for this, only replacement of the glass panel or the whole door slab, depending on the ECO model and how the glass unit is glazed.
- Door swings shut or open on its own. That means the frame is no longer plumb. Sometimes it’s installation settlement, sometimes it’s frame rot you can’t see yet. We check the frame with a level before we touch any hardware. Replacing hinges on an out-of-plumb frame just gives you a crooked door with new hinges.
Replacement Cost & What’s Included
Here’s what ECO Window Systems door installation actually costs in San Antonio, based on the jobs we do most often:
- Weatherstripping and sweep seal replacement: $140 to $320 installed
- Hinge replacement (set of 3, ECO 3000/5000 series): $220 to $480 installed
- Multi-point lock replacement: $380 to $650 installed
- Threshold and cap replacement: $250 to $550 installed
- Full door slab replacement (same frame): $850 to $1,600 installed
- Complete door system replacement (frame, slab, hardware): $1,500 to $2,400 installed
Every price we quote is written down before any work starts. You’ll see the part cost and the labor cost separated on your estimate, so you know exactly what you’re paying for. If the frame is too far gone to save, we’ll tell you before we open the wall, not after. Our work is covered by the 365-Day Done Right Promise: if it’s not right, we make it right for a full year, parts and labor, in writing.
The range depends on three things: the ECO model you have, whether the frame is still square, and whether the part is a stock item or special-order. We keep the most common ECO 3000 and 5000 parts on the truck, so the majority of hinge, seal, and lock replacements in San Antonio are same-visit jobs.
DIY or Call Us?
Replacing a bottom sweep or tightening hinge screws is something a homeowner with a drill and ten minutes can handle. If that fixes the drag or the light gap, great. But once hinges are worn, the frame is out of plumb, or the multi-point lock has started binding, this turns into a job where forcing the door can damage the frame and turn a $300 fix into a $1,500 replacement. ECO doors are heavier than most because of the multi-point hardware and thicker stiles, and wrestling one back into alignment without releasing the hinge load safely can hurt your back or worse.
If the door is sagging, the lock won’t engage, or you can see the frame has pulled away from the wall, call us at (903) 488-7019. We’ll check the frame before we touch a single screw. Sean Mackey has spent years on San Antonio door installations, and the one thing he won’t do is sell you a part that doesn’t fix the actual problem.
FAQs
A properly installed ECO door system in San Antonio should last 15 to 20 years for the frame and slab, with hinges, weatherstripping, and sweeps needing replacement every 5 to 8 years depending on sun exposure and how heavily the door is used. If the original installation was done poorly or the slab has shifted significantly, you’ll see hardware wear sooner. Call (903) 488-7019 and we’ll tell you honestly whether your door has years left or if it’s time for replacement.
No. Once an ECO hinge is worn enough to let the door drop, the bearing surfaces are done. Tightening screws or shimming is a temporary patch that puts more load on the remaining good hinges and accelerates their wear. Replacement is the only fix that restores the original clearance and lock alignment. We stock the hinges on the truck for most ECO models, so it’s usually a one-visit job.
Most hinge, seal, and lock replacements take 1 to 2 hours on site. A full door slab replacement runs 3 to 4 hours. A complete frame and door replacement is usually a full day. We’ll give you a written time estimate with your price, and you’ll get a live arrival time on the morning of the job.
We stock the most common ECO 3000 and 5000 series hinges, rollers, sweep seals, threshold caps, and multi-point lock bodies on our trucks, along with parts for PGT, CGI, and CWS doors. Less common parts, like a specific glass unit or a custom-size threshold, may take 3 to 5 business days to source. We’ll tell you which applies before you commit to anything.
Call (903) 488-7019 for a free estimate on your ECO Window Systems door installation. We’ll give you a written price, a straight answer about what’s actually failing, and a time we’ll show up. That’s how we do every job in San Antonio.
