Therma-Tru Window Installation: The San Antonio Owner’s Guide

Therma-Tru window installation in San Antonio typically runs $340 – $780 per window, parts and labor included, and most replacements are completed in a single visit. We stock common Therma-Tru-compatible parts on our trucks, so we can often diagnose the issue and swap the failed part the same day we arrive. Homeowners usually discover something’s wrong when a window starts sticking mid-track, letting drafts through a closed sash, or showing condensation between the glass panes that refuses to clear.

We’re an independent service provider, not a Therma-Tru dealer or affiliate. That means we can match the right part to your window without pushing a specific product line, and we install Therma-Tru-compatible hardware alongside PGT, CGI, and CWS components when a job calls for it.

Which Therma-Tru Models This Applies To

Therma-Tru’s window hardware spans multiple series lines, and the compatibility gotcha most people hit is this: the balance system (the tension mechanism inside the side jambs) is sized by sash weight, not by window width. A window that’s 36 inches wide but taller than standard will need a different balance than a 36-inch window with standard height. If you buy the part by width alone, it won’t hold the sash up. We measure the sash weight and match the balance or pivot bar accordingly.

Most Therma-Tru windows built in the last 15 years use either a block-and-tackle balance or a spiral balance. You can identify yours by removing the sash and looking inside the jamb channel. A block-and-tackle has a small plastic block with a cord running through it. A spiral has a threaded metal rod. The OEM-versus-aftermarket decision matters here: OEM balances last longer but cost 30 – 50% more, while aftermarket equivalents from brands like Amesbury or Truth work fine on most models. For latch hardware and pivot bars, aftermarket parts are nearly identical in quality to OEM. Sean Mackey has pulled enough failed balances out of San Antonio frames to tell you this directly: the failure is almost never the brand. It’s the heat and humidity doing what they do to plastic components over time.

Signs Your Therma-Tru Window Installation Is Failing

  • Sash won’t stay up or drops suddenly when released. The balance system has lost tension. In San Antonio’s summer heat, the nylon bearings inside block-and-tackle balances degrade faster than in cooler climates. The window will still lock, but it won’t hold position.
  • Window tilts too far inward or won’t tilt at all. The pivot bar or pivot shoe is worn or broken. This is a frequent issue on east- and west-facing windows in San Antonio, where afternoon sun bakes the hardware daily and makes plastic components brittle.
  • Drafts around the sash edges even when locked. The weatherstripping has compressed or the sash alignment is off. Often it’s the balance pulling unevenly, which tilts the sash just enough to break the seal against the frame.
  • Condensation or haze between glass panes. The insulated glass unit seal has failed. This isn’t a hardware issue, but it requires window installation work to replace the glass package; the sash comes out, the glass gets swapped, and the unit goes back in with fresh glazing tape.
  • Window sticks or scrapes when opening or closing. The jamb liners or pivot shoes have worn, so the sash isn’t riding cleanly in its track anymore. Left alone, the sash will start chewing into the frame and the fix gets more expensive.

Replacement Cost & What’s Included

Here’s what San Antonio homeowners can expect to pay for Therma-Tru window installation work, installed:

  • Balance replacement (single window): $180 – $320 installed
  • Pivot bar or pivot shoe replacement: $120 – $240 installed
  • Weatherstripping replacement (full perimeter): $90 – $180 installed
  • Insulated glass unit replacement (seal failure): $340 – $780 installed, depending on glass size and whether it’s low-E or impact-rated
  • Complete sash or hardware overhaul: $280 – $500 installed

The range comes down to part type, sash weight, and glass package. Every quote includes the part, labor, cleanup, and a written price before we start. If the part fails within 365 days, we cover the replacement part and labor under our 365-Day Done Right Promise. If the numbers don’t make sense on paper, they won’t make sense on your wall either.

DIY or Call Us?

You can safely check a few things yourself: find the window’s label or etching to identify the model, measure the sash width and height, and take a photo of the balance inside the jamb once the sash is tilted out. That information helps us quote accurately over the phone. What you shouldn’t do is attempt a balance replacement without experience. The tension in a block-and-tackle balance can release suddenly, and a spiral balance under load has enough stored force to break fingers or damage the frame. If your window uses tilt-out sashes and the balance is visible, you can identify the type, but the actual swap is best left to someone who does it weekly.

If you’re in San Antonio and the window is sticking, sagging, or letting air through, call us at (903) 488-7019. We’ll talk through what you’re seeing, give you a straight answer, and schedule a visit with a written quote before anything gets taken apart.
